Persistence Pays Off
Property: Residential unit, Parramatta NSW
Challenges: Recurring arrears, disputed ledger accuracy, repeated NCAT applications, end-of-tenancy costs
Over two years of irregular payments, a tenant challenged our ledger's accuracy, alleging unauthorised charges and tampering. This is exactly the kind of detailed, document-heavy challenge that catches out agents who don't keep tight records. We didn't just deny the claims - we met every point with hard evidence: prior Tribunal findings, signed agreements, a clean paper trail built up over years. At tenancy's end, we went further still, recovering cleaning, rubbish and flooring costs beyond the bond - our persistency paid off.
Our approach: meticulous record-keeping from day one, and we don't leave money on the table when a bond falls short of actual costs.

Arrears Managed with Compassion
Property: Residential tenancy, Parramatta NSW
Challenges: Arrears management, tenant hardship, NCAT compliance
A tenant facing genuine hardship fell into recurring arrears over more than a year - payments would catch up, then slip again. Many agents would either let it slide indefinitely or escalate too fast. We did neither: we stayed in regular contact, kept a transparent ledger, and gave every fair chance to recover before applying to NCAT for a firm deadline. When it passed, we moved immediately - Warrant for Possession, Sheriff and locksmith arranged on the same day, no wasted weeks waiting for the tenant to fall further behind.
Our approach: Most agents treat arrears as a waiting game. We track it in real time and act the moment the process allows - protecting the owner's asset without unnecessary delay.

From Possession to Debt Recovery
Property: Residential unit, Westmead NSW
Challenges: NCAT termination, possession enforcement, Local Court debt recovery
A tenant fell deep into arrears - getting the property back was only half the problem. Many agents stop once possession is recovered and treat the debt as a lost cause. We didn't. We terminated through NCAT, arranged same-day possession, then pursued the debt separately through the Local Court - a step that takes real time and knowledge, and one most agencies simply don't bother with. A judgment was obtained, followed by a garnishee order, turning a paper debt into real, enforced repayment.
Our approach: We don't stop at the keys. Chasing a judgment debt through to a garnishee order is extra work most agents won't do - we do it as standard.

Precision in Termination Notices
Property: Residential unit, Westmead NSW
Challenges: Termination notice validity, NCAT process, disputed rent variation
A termination notice contained a technical error, alongside a rent dispute that dragged on for months. A different agent might have pushed ahead and risked the whole notice being thrown out at Tribunal - costing the owner months of delay. We caught our own mistake, reissued a clean notice immediately, and stayed the course through multiple hearings. No contested possession order was needed in the end - we helped the tenant find a new place and left on agreed terms.
Our approach: We self-check our own paperwork before it becomes the owner's problem. That kind of quality control isn't glamorous, but it's what keeps a matter out of a drawn-out Tribunal fight.
